The following Short Term Rental Agreement binds a contract between the following two parties:

The PROPERTY rented in this agreement is known as Across the Pond Cottage ("The PROPERTY").
The PROPERTY consists of one communal living/dining space, one kitchen, one bathroom, two queen bedrooms, one double bedroom and one double bunk bedroom. There is also a pull down couch for an additional 2 persons staying overnight.
The maximum number of occupants is 10.

Only those people listed above are approved to have access to and sleep overnight at The PROPERTY. The RENTER is responsible for ensuring that this rule and the conditions contained herein are followed in full.
2. Rental Period
The period of this rental shall be from "Arrival Date” MM/DD/YYYY to "Departure Date" MM/DD/YYYY. The PROPERTY will be ready for occupancy from 4pm on the Arrival date, and must be vacated by 11am on the Departure date. (Unless otherwise agreed with The OWNER)
3. Payment and Damage Deposit
The rent for the period is $XXXX.00 CAD plus any additional items. It is payable as follows:
A deposit of 50% is payable by return, together with this rental agreement duly signed by The RENTER. A countersigned copy will be provided by return.
The final balance of the rental is due 28 days before the rental commences. The rental package with cottage directions and access code will be sent out only after the final payment is received.
A security deposit of $750.00 CAD is required with the final balance and shall be refunded within 7 days of Departure Date provided that no deductions are made due to
If The PROPERTY appears dirty or damaged upon Arrival Date, RENTER shall inform The OWNER immediately.
Additional Fees
Cleaning Fee: $183.50 per stay
SUMMARY TABLE - TO BE PROVIDED IN FINAL AGREEMENT
Upon agreement of the rental conditions, we will need the 50% deposit (highlighted in yellow) to be Interac e-Transferred to [email protected], as this holds the cottage for your vacation dates. Please use the security question given.
4. Utilities
The OWNER will provide water, heat, electricity, and WIFI. All utilities are included in the total rental price.
Linen Service: We are unable to offer a Linen Service currently. Please bring enough sheets, towels, blankets for each guest in your party.
5. Restrictions
Smoking is not permitted within the living space of The PROPERTY.
6. Damage
The cost of any unreasonable damage caused by the RENTER and/or any guest will be deducted from the damage deposit.
The RENTER will be responsible for any damage caused in excess of the security deposit and will be invoiced separately.
The security deposit will be voided and returned to the RENTER by the OWNER within 7 days after The OWNER or their designated property manager has inspected the PROPERTY
7. Cancellations Cancellations must be in writing. If some, or all the dates can be re-booked, you will receive a refund, prorated, less a cancellation fee of $150.00 CAD per week. If the accommodation cannot be rebooked, you forfeit all monies paid.
Notwithstanding the above, should we need to cancel your vacation due to a continuation or re-introduction of an emergency lockdown period, we shall endeavor to do so with at least 2 weeks notice and with a 100% refund of all monies paid to date.
No refunds will be given for late arrivals, early departures, power outages or other events that are beyond the OWNER's reasonable control.
8. Indemnification.
The OWNER is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. This includes but is not limited to use of the dock, bicycles and any and all water activities. The OWNER is not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly and jointly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
9. General Conditions
The maximum number of guests using the rental premises shall not exceed the total number stated in the cottage rental agreement.
Access – The RENTER shall allow the OWNER reasonable access to the PROPERTY for purposes of repair and inspection.
The RENTER shall, at his/her expense, and throughout the period of the rental, keep the PROPERTY in a state of cleanliness and in good condition and repair. The RENTER acknowledges that at commencement of the rental, the PROPERTY is in good and substantial repair except for any defect the RENTER may report any deficiencies to The OWNER's or their designated representative during the first day of the rental. The RENTER shall leave the PROPERTY cleaned, vacuumed, dishes washed, beds stripped and all garbage taken to the local dump.
The address of the local dump is 341 Mark Rd, Cameron, ON K0M 1G0. It is open Saturdays, Mondays (except holidays) and Wednesdays. - There is a $5 minimum charge for using this facility. Note: Only clear plastic garbage bags are accepted.
Failure to comply to this rule will result in a $50 inconvenience fee per garbage bag.
Any unsafe or dangerous condition must be reported to The OWNER or their designated representative immediately. The RENTER acknowledges that the use of the PROPERTY is entirely at the RENTER's risk. The RENTER shall indemnify and save harmless The OWNER against and from any and all expenses, costs, damages, suits, actions or liabilities arising from any and all loss of or damage to personal property, injury or death resulting from the use of the PROPERTY, grounds, boats, and lake use.
Rental Rules:
The RENTER agrees to abide by the Rental Rules attached as Appendix 1 at all times while at the PROPERTY and shall cause all members of the rental party and anyone else the RENTER permits on the PROPERTY to abide by the following rules at all times while at the PROPERTY.
The RENTER assumes full responsibility for fulfilling the terms of the rental for the period stated.

Appendix 1 RENTAL RULES
1. Smoking is NOT allowed anywhere in the home. If any smoking is done outside, please be sure to dispose of all butts safely.
2. People other than those in the Party Members list set forth above may not stay overnight in the PROPERTY. Any other person in the PROPERTY is the sole responsibility of the RENTER. If more than 8 guests are on the premises for an event, the RENTER must receive prior, written approval from the OWNER.
3. Keep the PROPERTY and all furnishings in good order. Alert OWNER immediately if there is damage or if something is not functioning properly.
4. Only use appliances for their intended uses.
5. After using the BBQ (if provided) please clean it and please be sure it is turned OFF. BBQ left dirty and requiring extra attention may result in an additional cleaning fee.
6. Pets are allowed if pre-approved by the OWNER and the Pet Addendum must be completed. Not following the pet agreement may result in an additional cleaning fee.
7. Parking: Parking is available in the driveway. Parking is only available for regular commuter vehicles. RVs, boats etc. must be pre-approved by the OWNER in writing before being parked on the premises.
Please do not park or drive over the septic tank area on the front lawn.
8. Housekeeping: Please leave The PROPERTY as you found it.
10. Noise & Neighbours:
Keep the noise down (especially after 10:30pm)
And finally, please enjoy your new home away from home. Relax.

PET ADDENDUM
It is hereby agreed by and between the OWNER and the RENTER that the OWNER will allow the RENTER to have the following described pet and no others in the PROPERTY upon and subject to the terms and conditions of the rental agreement and this addendum.
The permission granted herein shall be limited to a certain pet as described below (complete one PET ADDENDUM for each pet reservation):

- Losing any furniture/fittings left on dock/decking area.
- Dirt or other mess requiring excessive cleaning.

- please bring your own beach towels, do not take the bath towels if we have supplied them for your bathroom purposes outside of the house

PET ADDENDUM

- RENTER is responsible for cleaning up and removal of any/all pet refuse. Charges will be applied if guests do not clean up after their pets outside.
- Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees.
- All pets are to be tick and flea free.
- Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit.
- The RENTER should prevent pets from producing excessive noise at a level that disturbs neighbors.
- Pet will not be left unattended for an undue length of time, either indoor or out.
- The OWNER assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.
- The RENTER shall be solely responsible for the pet while on the property.
